Dominical Hills is by far the largest property that borders the town of Dominical. It consists of 232 hectares, much of which has spectacular ocean views. A land planner’s dream, the development zones can be used for a combination of hotel, single‐family villas, and condominiums. Aside from the property areas adjacent to Dominical town which may be quite suitable for high density, most of the property lends itself to low density, low impact environmentally friendly development.
The property starts at the edge of town, fronting the scenic Baru River. The first development zone, overlooking both the ocean and the Baru River has about 15 HA of development area (Zone 1). This area is suitable for mid‐priced detached villas or condo clusters. The property then climbs to around 130 meters above sea level at a promontory that literally sits on top of Dominical town. This area of about 12 HA has almost 700 linear meters of flat ridge and gentle slope suitable for a resort property or condo development (Zone 2). The 180 degree ocean views look towards the Manuel Antonio peninsula to the north down to the Osa Peninsula to the south. The next development zone (Zone 3) comprises of the vast interior part of the property. This zone measures about 90 HA and has three existing internal roads ideally suited for situating single‐family villas. Ocean view home sites range from approximately 150 meters above sea level up to over 300 meters above sea level. The property then climbs up to above 400 meters above sea level and has 1200 linear meter of a spectacular mountain ridge parallel to the ocean (Zone 4). This “Second ridge” is ideally suited for secluded, single family villas with amazing 180 degree panoramic ocean views. Finally, the “back part” (Zone 5), of the property does not face the ocean but faces the beautiful Baru River Valley. This area has about 80 HA of area, 25% of which is currently planted with teak trees. This area is suitable for establishing a biological sanctuary or for low‐priced, low‐density eco‐homes.
In summary, Zones 1 and 2 closest to Dominical town can be developed for density, whereas Zones 3, 4, and 5 can be thought of as a large, biological corridor in which villas are carefully placed in low impact areas. In effect, the residential experience is like living amidst a wildlife refuge.
Dominical Hills: the largest property bordering Dominical, strategically located and conducive for sustainable development. Only two owners have held the property in the past twenty years. Rarely does such a jewel come up for sale. Rarely does such value present itself in a Class A location.
